Warranty and Service Contacts

 

Congratulations on the possession of your new Blackrock Custom Home! We want to be your service provider going forward. Whether it’s a leaky eavestrough or a window that needs a broken pane of glass replaced, we want to see that your new home is taken care of.

Going forward from the Warranty Commencement Date, we are happy to provide service calls at $80/hr plus any travel and material and subtrade costs. Evening and weekend rates are at $120/hr.

For warrantable items, our service department covers your warranty costs at no charge as outlined below:

1 Year Labour & Materials

Our 1-year warranty includes coverage for defects in materials and labour. This addresses issues with the way your home was built or the materials it was built with. It includes such items as flooring, trim and fixtures. This coverage applies for one year starting on the warranty commencement date.

2 Year Distribution Systems

Our 2-year warranty covers defects in labour and materials related to heating, electrical and plumbing systems for two years from the warranty commencement date.

5 Year Building Envelope

Our 5-year warranty covers defects in the building envelope, which the New Home Buyer Protection
Act defines as the system of components that separate the controlled interior air from the exterior (for example, the wall framing and cladding, roof and window installation). Please note that leaks that result from improperly maintained grading and landscaping are note warrantable.

10 Year Structural Integrity

Our 10-year warranty covers the key structural components (for example, the frame and foundation) of single-family homes and multi-family dwellings for 10 years from the warranty commencement date. Coverage applies to defects in material and labour that result in the failure of a load-bearing part of the new home or cause structural damage that materially and adversely affects the owners’ ability to use and safely occupy the home.

Warranty and Service Process

Please submit all warranty or service requests via email unless it is a urgent item. This allows us to keep track of the items and address them in a timely manner. If there will be costs associated with the repair that are not covered under warranty, we will discuss the item with you before proceeding. Please note that we do not reimburse clients for service costs they have incurred without going through our warranty process.
